8/13 Inventory Update

If you don't mind being on Refugio, this is actually a really good project property. Bones are good and it has all the ingredients of a good recipe for a stellar property down the road. Single story, land flat and usable. Design is good and there is a huge added bonus room that would make a fab master suite, guest suite, gigantic home office, gym or whatever. Pool is in the perfect spot for safety and leaving most of the land totally usable. It does need cosmetic updating but feels solid and worth the effort to me. If you are looking for a fixer, this is a good one.

1825 Still Meadow, Ballard (3/3 on 3 acres) 779K Not sure what I was prepared for but I was pleasantly surprised with the good condition of this property. Good maintenance inside and out. Kitchen has been updated. I expected more impact from traffic on Baseline but it simply wasn't the level of issue I expected. All in all, I was very impressed with the potential and value presented here. It’s a fixer but a good one. 

1339 Cheyenne, Santa Ynez (3/3 on .25 of an acre) 699K Oodles of curb appeal in a very nice neighborhood. Most of the lots here are a quarter acre or larger so you get that spacious feeling without the hassle of taking care of a larger piece. Most homes here in College Estates are very well maintained as is this one. Rectangular pool makes keeping a cover on it easy (though this one does not come with a cover presently). I'm just saying, pool shape is something to be aware of from an upkeep standpoint. If you don't have a pool guy, get a cover! The formal living room is being used mostly as an office so when you see it, imagine this room as something different. Family room, dining and kitchen are all together in another area for a great room design. Very clean with a trendy floor plan. I thought I would like this property and was not disappointed.
