No pics on the MLS at this time of writing. What you can't tell from the aerial pic (because topography doesn't exist in google earth space) is that this section of Willow sits well above Manzanita below ….. which means this is a perimeter location on the upper view vista just outside the village. We are talking prime Alisal mountain views here. These homes are vintage 1960 but as you can see from the street view, this home has clearly been updated with new windows and new roof among other things. If you like walking along this green belt and river frontage, then this location is for you. Close enough yet far enough away. While this is a two story, master suite is down stairs. Upstairs room used to be two bedrooms but is now one big whopper at 10 x 24 feet. 8 storage sheds? Wow. Interestingly enough, this property sits on the flat area somewhat below the Willow property above.

Nice thing is the land in Oakcrest Farms is pretty flat and usable. Easy distance to town and separated from a fast entry to highway 154 by a private security gate on one end. Master bedroom in the main house is upstairs. Appears to be 1989 original with some drama you could easily build on. At almost 8000 square feet, this is a very large home for something so close to downtown LO.
1200 Alamo Pintado, Solvang (3/4 on 7 acres) $1,650,000 What? The thing I want to know is where are all the school kids going to go for apple picking? This is in fact Apple Lane Orchards which we have all known, enjoyed and patronized over the years. As you can see from the aerial above, the house sits back from the road behind the apple orchard. I have to say, it's so far back I really never noticed the house at all. Surprisingly pretty.
2875 Baseline, Santa Ynez (4/4 on 4 acres) $1,995,000 I remember this property from 2011 when it was on the market before ($1,495,000). Quite charming. See the aerial pic above for location between N. Refugio and Still Meadow. A long rectangular lot with the living spaces being far away from the Baseline property line. Park like and all usable. One of the nicer maintained and landscaped lots along this corridor. Master bedroom is downstairs.

1825 Still Meadow, Ballard (3/3 on 3.5 acres) 779K That was a no brainer. Lots of ways to go with this property. Love it as is or build a big house and use this one as the guest unit. Still Meadow is one of our most requested streets. Location on the corner of Baseline may have turned some people away but my impression of the property was little to no traffic impacts due to orientation of the house. Much better than I expected for the price.
613 Aqueduct, Solvang (2/2 free standing condo) Listed at 513K and sold final for 500K. HOA here is $640 per month with pool, tennis, club house, two security gates, regular home insurance, earthquake insurance, yard maintenance and exterior structure maintenance including roof. That’s a lot for the money actually.
1010 Oak Glen, Solvang (3/3 on 1 acre) Listed at 895K and sold final for 885K. Superior complete interior remodel that the pics don't really show. Good location in Skyline Park, one of most requested locations.
Listed at 375K and sold for 350K. In escrow 4 times and fell out before this buyer came along. This was a bank owned property foreclosed on back in early 2013 for a debt owed of $145,972. So even at this low price of 350K, I'm going to go out on a limb here and say the bank did ok. How come the media isn't talking about that?
