Happy ending for our friend Wilbur! As you can see below, happily munching plums, he has a very happy and safe life ahead at the ShadowsFund Sheltering Oak Sanctuary where he can live forever without fear of being a Christmas ham. For those of you who aren't familiar with Shadows Fund, they are a nonprofit sanctuary that houses senior dogs, high risk of euthanasia breeds like pit bulls, horses, pigs and chickens on a local 100 acres of beautiful protected environment. When I got the happy email, I went online and gave Shadows Fund $50 but I'm sure I'll end up giving them more over time as I tend to pick animal charities where I know all the money goes directly to the animals. 476 Park, Buellton (3/2 on .16 of an acre) Normally I don't report on small price reductions but I don't have a lot to say today so here you go. Was 449K with a new price of 429K. Heading in the right direction anyway and an indicator of sellers willingness to negotiate. Always a good thing.
550 Aebeltoft, Solvang (3/2 on .24 of an acre)Listed at 629K and sold final for 615K. One thing that’s kind of interesting about this one is that it was on the market for 322 days which is a long time at this price point. But that isn't the interesting part. The interesting part is that the price was never reduced in almost a year on the market. It came on the market at 629K and stayed there until somebody stepped up. A year with no price reductions? Highly unusual. This house, while dated 1997, was in very clean time warp condition. The poster child for "move in condition". An odd lot shape and access, it took some thinking outside the box to understand it. Personally, I liked the rear garage entry as it left the front of the house with really nice curb appeal sans garage doors.
