House next door has a pool. Tons of curb appeal and a nice looking workshop in the back give this property an extra boost in value.
504 Myrtle, Solvang (4/3 on .52 of an acre) Was 795K with a new price of 695K after only 14 days. Now that’s what I call a price reduction. Actually there were several other price reductions on the mls today but they were so small, it isn't worth noting here really. Reduce it like you mean it if buyers are supposed to take notice. Now a 100K drop, that's worth talking about! You can see from the aerial above this is a on the perimeter of the original phase of Skytt Mesa so it overlooks highway 246, Nielsen's Building Materials and the rock plant and then on to the really pretty foothills and river beyond. I have noted at this location that traffic noise isn't as noticeable as you might think. A few water features in the yard and you might not even notice it. These are well built homes, inside its extremely quiet. As the narrative states, this is a short sale.

My seller needs to find a replacement property pronto. Looking for at least 1 acre (more would be nice) with a house under 750K. Could be in the valley, Los Alamos, the Lompoc corridor or somewhere in between Los Alamos and Santa Maria. We are open to suggestions but it has to be quick! 3667 Tivola, Santa Ynez (3/2 on .23 of an acre) 375K Fallen out of escrow 3 times so this is the 4th time. On the market 78 days with an original price of 425K. This is the rare bank owned property. We just aren't seeing many of these lately.
945 College Canyon, Solvang (3/3 on 1 acre) Listed at 575K and sold final for 550K. Why didn't you see this one? It came on the market as already in escrow. Nobody saw it.
