1760-1762 Viborg, Solvang (4/3 on 1.88 acres) 925K I showed this home extensively about 4 or 5 years ago when it was on the market last. I liked a lot about it then that I still like about it now. This is of course a very large parcel for the Viborg area. Now, before you say "I don't want to live on Viborg because of the traffic", note that this house sits very far back from the main road on a dedicated driveway and sits very high above the road as well. Sound does travel up but in this case, I find it to be of little to no impact. With a major renovation about the time I saw it last, it looks to be just as clean and trendy as it was at that time. With some walls removed for a big great room design, it is exactly what many buyers today want. Kitchen is amazing, bathrooms are too. Newer windows, practically newer everything actually. Topography of this parcel is up the driveway to where the house and garage are. Then, you have to walk up a path to the upper deck to where the horsey flat area is. Off to the side is an open pasture though it does have a ditch running through it (some people worry about their horses getting hurt). Not a horse person? Plenty of room to pursue other hobbies, plant or just as a privacy barrier. If you are looking for a spacious semi ranch environment but need to be close to conveniences and want something trendy, this is an excellent one to consider. Last sold in 2009 for 765K.

2040 Dermanak, Solvang (4/4 on 4 acres) Was $2,100,000 and is now $2,200,000. Should have bought it yesterday! Just came on the market yesterday so flip back a day to see my narrative. Its a pretty one.
2984 San Marcos, Los Olivos (3/3 on .21 of an acre) Listed at 795K and sold final for 806K. Not surprised at all that this property went over asking. It is without a doubt one of the nicest in town Los Olivos homes I have seen for sale maybe ever. It certainly isn't the most expensive but it is the most thoughtfully planned with unbelievable quality standards. Location next to the highway certainly didn't deter multiple expressions of interest. This one was a hot tamale. Loved it as did anyone who looked at it.
